We stock and install Clopay-compatible weather seal replacement throughout Ventura, with most jobs running between $85 and $180 installed depending on your door width and seal type. We carry the common profiles on the truck, so if your existing seal measures out to a standard size, we can usually get it swapped the same day you call. Most owners discover the problem the hard way: a line of daylight under the door, a puddle forming at the base track after a good Ventura rain, or the garage suddenly smelling like the neighbor’s cat marked the corner.
You’ll also see it in the debris line. When that rubber strip along the bottom of your Clopay door starts tearing or flattening, Ventura’s coastal wind pushes leaves, grit, and the occasional spider right under the gap. The fix is straightforward for a Clopay door if you know which profile the factory used on your specific model, and that’s where most DIY attempts go sideways. More on that below.
Which Clopay Models This Applies To
Weather seal isn’t universal, and that’s the first thing we explain on every Ventura call involving a Clopay door. Clopay has used three primary bottom seal profiles over the years: the T-style (the base of the seal slides into a T-shaped channel on the aluminum retainer), the bead-style (a round bead presses into a single slot), and the newer Slide-Lok profile found on many Clopay doors manufactured since roughly 2015. The retainer itself, the aluminum strip bolted to the bottom panel, determines which seal you need, not the door’s series name.
Here’s the compatibility gotcha we see weekly: a homeowner buys a universal seal from a big box store in Ventura, gets it home, and finds the T-bulb is too wide or too narrow for the retainer Clopay actually installed. Clopay’s T-channel is sized for their own extruded retainer. Some aftermarket T-seals are close enough to work with a little soapy water and patience. Many are not. If you have a Clopay Coachman, Gallery, or Reserve Collection door, or one of the Canyon Ridge series, you’re usually dealing with a Clopay-specific retainer profile, and we match it with an OEM-equivalent seal rather than hoping a generic fits. We’re an independent garage door company serving Ventura, not a Clopay affiliate, so our recommendation is based on what actually holds up here, not on brand loyalty.
One more spec that matters: bulb diameter. Clopay seals come in 3-inch and 4-inch bulb sizes depending on the door’s bottom retainer height and how much gap the builder left under the panel. In Ventura’s older Midtown and Avenue neighborhoods, where garage slabs have settled over 40 or 50 years, we often install a seal with a larger bulb on one side to compensate for a floor that’s no longer level. That’s not a part you’ll find labeled on a shelf; it’s a judgment call from measuring the actual gap with the door closed.

Signs Your Clopay Weather Seal Replacement Is Failing
- Visible daylight under the door. Close the door and look from inside. If you see a sliver of light along the bottom edge, the seal has compressed or torn past the point where it can close the gap. The bulb section of the seal loses its memory over time, especially when compressed against a warm concrete slab for years on end.
- Water pooling near the interior base track. Ventura gets enough seasonal rain that a failed bottom seal shows itself quickly. Water that seeps under the door follows the slab slope and collects where the vertical track meets the floor. If you’re seeing rust forming on the bottom bracket, the seal has been leaking for a while.
- Leaves, pine needles, or bugs inside the garage. Gap along the bottom means free entry for anything the wind pushes. We see a lot of this in homes near Arroyo Verde Park and the hills where leaf litter is constant. If you’re sweeping out debris every week, the seal is done.
- A shredded or brittle rubber edge. UV exposure from a west-facing door in Ventura, especially in neighborhoods up near Foothill Road, accelerates rubber breakdown. Run your hand along the bottom edge. If it flakes, cracks, or leaves black residue on your fingers, that’s dry rot from sun and salt air.
- Cold drafts or a hotter garage in summer. A failed seal breaks the thermal envelope of the garage. Clopay doors often get sold on insulation value, but a dead bottom seal negates most of it. You’ll notice the garage being colder on winter mornings or holding heat in August.

AfterReplacement Cost & What’s Included
For a standard single-wide Clopay door in Ventura, weather seal replacement typically runs $85 to $130 installed. A double-wide door runs $120 to $180. That price includes the seal itself, removal of the old material, cleaning the retainer channel, and sliding the new seal into place with the proper lubricant so the rubber isn’t stretched or pinched.
If the aluminum retainer is bent, corroded, or pulling away from the bottom panel, that adds a retainer replacement to the job, which typically adds $40 to $70 and requires drilling out and replacing the original screws. We’ll tell you before we touch anything. The written price you get before work starts includes everything: part, labor, and cleanup. No line items added after the fact. The work itself is covered under our 365-Day Done Right Promise. If the seal fails within 365 days of install, we come back and replace it at no charge. That’s the guarantee in writing, every time.
DIY or Call Us?
Weather seal replacement isn’t dangerous like a torsion spring, and we’ll be the first to say that. No high-tension cables involved; the door stays down, and you’re working at ground level. That said, there are two places where the DIY route goes wrong on Clopay doors specifically. First, the seal profile mismatch I described above: if you force a too-wide T-bulb into a Clopay retainer, you’ll stretch or tear the base, and it’ll pull out within weeks. Second, installation order matters: the seal has to slide in from one end, never press in from the middle, and it needs a specific amount of slack at each end to account for the door’s travel. Too tight, and it bunches. Too loose, and the corners sag.
If you’ve already bought a seal and want to know whether it’s the right one, send us a photo of the retainer profile and the package label, and we’ll tell you straight. If you’d rather not deal with it, call (559) 239-8293, and we’ll put a time on the calendar. Aaron Teague has changed enough Clopay bottom seals in Ventura to do it in about thirty minutes with no mess left behind. Tell you what’s broken, tell you what it costs, show up when I said I would – that’s the whole job.
FAQs
Three to seven years is the realistic lifespan depending on sun exposure and door usage. A west-facing door in direct afternoon sun will degrade on the shorter end. Coastal salt air up near the Ventura Harbor area also accelerates rubber breakdown. We also stock seals for LiftMaster, Chamberlain, and Genie opener-related bottom fixtures, and the lifespan math is similar across brands.
No. Once the rubber has torn, flattened, or dry-rotted, patching doesn’t work because the seal needs to flex evenly along the entire width. Any patch creates a stiff spot that lifts or catches. Replacement is the only repair that holds, which is why we carry the common profiles on the truck and can usually finish the job the same visit. Call (559) 239-8293 and we’ll confirm what your door takes.
Most Clopay weather seal replacements take 30 to 45 minutes from start to finish. That includes removing the old seal, cleaning the retainer channel, installing the new seal, and a visual check with the door closed to confirm the gap is gone along the full width. If the retainer needs replacement, add about 20 minutes.
We carry T-style and bead-style seals in both 3-inch and 4-inch bulb diameters, plus Slide-Lok profiles for newer Clopay doors. That covers the majority of Ventura homes we service. If your door has an unusual retainer or a custom-width opening, we order the correct profile and have it within two business days. Estimates are free, and the price is written down before any work starts.
